The city's property inventory can be categorized into three conditions: (1) properties that have been acquired and demolition completed; (2) properties the city has completed vertical demolition but additional site work necessary; (3) properties owned by the city but not yet demolished. In addition, the city desires to acquire approximately two blocks of property that is occupied by residential and commercial uses. |
Infrastructure |
Water and sewer facilities are generally available adjacent to site. Storm water utilities are of concern and likely need upgraded. The site is one block south of a major east-west arterial between Downtown Council Bluffs and Downtown Omaha. Second Avenue runs east-west and is adjacent to the city's property holdings. First Avenue is immediately north of the city's properties and consists of an abandoned railroad line. Reconstruction of First Avenue and extension of utilities will be necessary to serve proposed development. |
