The site is currently owned by a bankruptcy trust. The Camden County Joint Development Authority currently has an option on 50 acres of this former mill site (total of 717 acres). The Authority is currently undergoing site due diligence including environmental condition determination. The Authority and Master Developer plans to purchase this 50 acre site. Approximately 42 acres of the site will be redeveloped into a mixed-use development with marina/boat repair and refit, retail, commercial, and residential uses. |

The subject site is located at the entrance into downtown, historic St. Marys. It abuts the North River on the east and overlooks the marsh. The buildings on the former mill site have been removed and concrete rubble and debris remain. The site is currently under a planned development zoning. The surrounding area is comprised of retail-commercial, residential, and natural river frontage. The mill was in operation from the 1930's until the 1990's. The mill was sold to Durango and then closed in the early 2000's. The site is a brownfield and has a corrective action plan in place which must be updated due to current plans, recent environmental investigations. |
