Land Use

The site is currently vacant land within The Poinciana Park Nodal Area (Poinciana Park), as defined by NHSFF, a 115 acre section of the 79th Street Target Market Area. Poinciana Park is bounded by NW 79th Street to the north, NW 22nd Avenue to the east. The Florida East Coast Railroad tracks form the southern boundary, while NW 27th Avenue forms the western boundary. Poinciana Park is characterized mostly by residential and industrial uses, as well as a large amount of vacant land. It is a nodal area that is the home to the newly developed North Park at Scott Carver, a master planned community apartment community. According to 2011 data from the Census Center for Economic Studies, approximately 50 percent of private-sector employees who work within the Poinciana Park area primarily work in the Manufacturing sector. LEASA Industries Co., Inc., a 19,000 square foot food manufacturing plant within the nodal area employs approximately 50 persons.

Infrastructure

The site is fronted by a newly paved road and the Florida East Coast Railroad tracks on its southern boundary. Initial PVMapper.org screening indicates nearest substation is within 0.33 miles (Gladeview Substation, 138 kv, operated by Florida Power & Light).

Miami-Dade County’s goal is to develop incentives and procedures to encourage private-sector redevelopment throughout the county, in which the Poinciana Industrial Center (PIC) was used as a pilot to build a comprehensive brownfields plan in the year 2000.

The Urban Brightfields Initiative plans to install photovoltaic arrays (brightfields), bringing pollution free solar energy to the site and green jobs to the local community. Brightfields offer an opportunity to link solar energy to brownfields redevelopment and thereby transforming community hazards and eyesores into productive green ventures.

We registered and received CDE Certification in 2014 (Kylex CDE, LLC) with the Department of The Treasury CDFI Fund. However, we were unable to secure CDE Allocations. We are open to other alternative financing mechanisms.
